If you are thinking about extending your home, the first question you probably asked Google is: “How much does this actually cost?”
It is the most important question. You need to know if your dream extension is within your budget or if you need to scale back.
I am a builder in Pretoria, and I have built extensions for years. Let me give you the honest truth about the cost of extending a house in South Africa today.
I will not give you a fake, unrealistic price to get you to call me. I will give you the facts.
The Short Answer (The Ballpark)
In South Africa right now, a standard, good-quality house extension will cost you between R9,500 and R15,000 per square metre.
This means if you are building a standard 30 square metre extension (for example, an extra bedroom and a bathroom), you should budget anywhere from R285,000 to R450,000.
If you want high-end finishes, complex architectural designs, or if the ground is difficult to build on, the price will move toward the higher end or slightly above it.
Why the Price Varies So Much
You cannot get an exact price until a builder walks your site. Here is why the cost fluctuates:
1. The Size of the Extension
The bigger the extension, the more materials and labour you need. However, the price per square metre often drops slightly for bigger builds because the setup costs (like bringing machinery to the site) are spread out.
2. The Foundation
This is where people get shocked. If you are building on stable soil, the foundation is standard. But if the soil is clay or has a slope, we have to dig deeper, use more concrete, or bring in an engineer to design a special foundation. That adds tens of thousands of rands to the bill.
3. The Roof
How does the new roof connect to the old one? Are you changing the roofline? Are you using tiles or corrugated iron? A complex roof design requires more labour and materials.
4. The Finishes
A basic extension with standard tiles, basic cupboards, and standard windows costs one price. A luxury extension with imported tiles, custom aluminium windows, and high-end light fittings will cost significantly more.
5. Professional Fees
Do not forget the hidden costs. You need an architect to draw the plans, an engineer to sign off on the structure, and the municipality to approve the plans.
- Architect: R10,000 to R30,000+
- Engineer: R5,000 to R15,000+
- Municipal fees: Depends on the size and area (can be a few thousand rand)
- If you hire a turnkey contractor like us, we handle all of this for you, but the cost is still included in the overall project.
Is It Cheaper to Build or Extend?
People often ask this. The answer depends on what you are comparing.
If you love your current neighbourhood, extending is almost always cheaper than buying a bigger house and paying transfer duties, bond registration fees, and agent commissions. You are also not moving your family.
How to Protect Your Budget
The biggest mistake I see homeowners make is starting with a budget, but only asking one builder.
Always get three quotes. Do not automatically pick the cheapest one. A cheap quote usually means they missed something on purpose, and they will ask you for more money halfway through the project.
Also, make sure you have a contingency fund. Keep 10% of your budget in the bank for unexpected surprises. If the builder opens a wall and finds old, rotting pipes, you need to pay to fix them before you can build the new room.
Want an Accurate Price for Your Home?
Every house is different. A builder cannot give you an accurate, fair price over the phone or the internet. We need to see the site.
If you are in Pretoria, Centurion, or Midrand, give me a call. I will come to your house, walk the property, look at your existing structure, and give you a clear, honest quote with no hidden surprises.
