How Not to Lose R120,000 by Skipping Architectural and Engineering Services
A client in Centurion wanted to extend his house. He had a clear idea of what he wanted. More space. A better layout. A modern look.
He did not have plans. He did not have engineering drawings. He had a vision.
I met with him on site. We walked the property. We discussed what he wanted. I explained what was needed.
First, we needed architectural drawings. Proper plans that showed the layout, the dimensions, the elevations. Plans that the municipality would approve.
Second, we needed engineering. The foundation had to be designed for the soil conditions. The roof structure had to be calculated for the spans. This is not something you guess. It is something an engineer puts his stamp on.
Third, we needed to submit the plans to the municipality. Get approval. Without approval, the extension would be illegal. The client could be fined. He could be forced to demolish.
We handled all of it. Our in-house team drafted the plans. Our registered engineer designed the foundation and roof structure. We submitted the drawings. We got the approval.
The project was built. It was built legally. It was built safely. The client is happy.
But here is the point. If he had skipped the architectural and engineering services, he would have lost money. Probably around R120,000. Let me explain why.
What Happens Without Proper Plans
You draw something on a piece of paper. You give it to a builder. He builds it.
Then the municipality finds out. They send an inspector. They tell you the extension is illegal. They issue a fine. They tell you to demolish it or apply for retrospective approval.
Retrospective approval is expensive. You have to pay for the plans you should have had in the first place. You have to pay penalty fees. You may have to change what was already built.
That is how you lose R50,000 or more.
What Happens Without Engineering
You build an extension. The foundation is not designed for the soil. The roof structure is not calculated for the span.
Six months later, the walls crack. The roof sags. The doors do not close properly.
Now you have to fix it. You have to demolish parts of the building. You have to redo the foundation. You have to rebuild.
That is how you lose another R70,000 or more.
What We Did for This Client
We did it right from the start.
Architectural drawings: Our team drafted the plans. They showed the layout, the dimensions, the elevations, and the finishes. They complied with the building regulations.
Engineering: Our registered engineer designed the foundation for the soil conditions. He designed the roof structure for the spans. He put his stamp on the drawings. That stamp is your guarantee that the structure is safe.
Municipal approval: We submitted the plans to the municipality. We handled the questions. We got the approval. That approval means the extension is legal. It means you are protected.
What This Means for You
If you are planning an extension, a new build, or any construction project in Pretoria, Centurion, or Midrand, do not skip the professionals.
The architect and engineer are not optional. They are essential.
They get your plans approved. They make sure your building is safe. They save you from expensive mistakes.
We have an in-house team of registered professionals. Architects registered with SACAP. Engineers registered with ECSA. Civil engineers registered with SAICE.
We handle everything. From the first drawing to the final approval.
One More Thing
Some people think they can save money by hiring an unregistered person to draw plans. Do not do it.
Unregistered plans are not accepted by the municipality. They are not safe. They are a waste of money.
Make sure your architect is registered with SACAP.
Make sure your engineer is registered with ECSA.
If they are not registered, do not hire them.
